“Our journey began over 30 years ago when we first visited the sunflower strewn hills of Montepulciano, Southern Tuscany famous for its wines. With friends and family, we rented a modest old Italian villa which I recall didn’t have air conditioning, but it did have a pool and was the start of a love affair with the Italian lifestyle. Year on year our appetite grew for all things Italian and as our group of friends grew, we tried different villas in different towns and cities always in either Tuscany or Umbria.
In February 2020 our love of all things Italian was about to change our lives for good. After several months of travelling the length and breadth of Italy in search of the perfect property almost by accident we stumbled across Casale Zeno”

For over 30 years we visited Italy with friends and family and in February 2020 we decided to change our lives for good.
After travelling the length and breadth of Italy in search of the perfect property almost by accident we stumbled across Casale Zeno. The drive down the unmade twisty gravel road lined with Arizona cypress trees led us to what can best be described as our dream project.
Now, home cooking Italian food, looking after and harvesting our own olive oil and making fig and plum jam plus hosting guests from around the world are our main passion.

Exploring the area
There is lots to do when you stay with us. There fantastic options for day trips including boating, paddle boarding or just exploring Lake Bolsena (25mins). Orvieto (20mins) has lots to offer including underground tours, one of the most magnificent Duomos in Italy plus lots of lovely bars and restaurants. Civita di Bagnoregio (25mins) is one of our favourite morning/afternoons out it’s one of the most historic and beautiful hill top towns in the region.
Very local to us in the small towns (10mins) of Castel Viscardo, Castel Giorgio and the beautiful castle town of Torre Alfina there are many options for exploring and eating out, from super casual bars for an aperitivo or two to genuine authentic Umbrian food to a Michelin star restaurant.
For activities there are plenty of hiking and biking routes, amazing wine tasting opportunities, horse riding any many others.
If you want to go a bit further with an hour and half you can get to the famous waterfalls of Cascate delle Marmore, Siena, Viterbo, Saturnia (outdoor spa), Lake Trasimeno or the coast.

Changes Upon Request and Availability
House Rules
We are happy for you to smoke but outside only please and respect other guests. We live live here too so we ask that after midnight you keep the volume down for any outside music. We are happy to accept children over 12 but please be aware that we do not cater for really little ones, the land around the house is steep and could be dangerous for unsupervised children . Its worth also bearing in mind that the pool has steps but does not have a shallow end. We also ask that guests only use the air conditioning at night and switch off during the day. It saves the planet but also means we don’t have to charge extra for it.
Cancellation Policy
A 10% deposit is required to secure a booking, this deposit is refundable up until 30 days prior to arrival. The full amount of the booking is payable 30 days before arrival and is non refundable. If you do need to cancel with 30 days of the date of arrival we would do our best to change your booking for you but any increases in rates will apply and we can’t guarantee that.
A 50% deposit maybe required if you are a larger group (more than 6) and are booking more than one apartment/house for the same period.
We strongly recommend that you take out travel insurance to cover all eventualities if for any reason you are unable to travel. It protects all of us from the unexpected.
