Driving Directions
Airports
From Rome both Fiumincino and Ciampino airports are both convenient and are about a 90 minute drive to us. The quickest is via the motorway, just be aware there is a toll. Florence (Firenze) airport is approximately 2 hrs by car. Perugia airport is technically the closest but flight options are limited but is will take only just over an hour.
Driving
If you are driving to us from within Italy simply take the Orvieto motorway turn off from the A1, we are about 20 minutes off the motorway.
The easiest way to find us is to send us your mobile number and we’ll send you a WhatsApp location. We are located on the SP107 between the villages of Viceno and Benano.
Public transport
Getting here by public transport from Rome is easy but trains are sometimes limited on Sundays and later in the evenings. From Ciampino you’ll need to take a bus or a taxi into Rome Termini station and then get a direct train from there to Orvieto station which is then a 20 minute drive from us. From Fiumicino you can take the airport train into Termini and change there. Trenitalia is a great website/app if you need to plan your trains. You can hire cars from Orvieto but it tends to be more expensive than the airports!
Orvieto station
Taxis from orvieto station to us are expensive, we are also happy to collect you and take you back to the station but please check in advance and bear in mind that if you don’t have transport during your stay that there is one local shop that’s walkable (10mins).

Changes Upon Request and Availability
House Rules
We are happy for you to smoke but outside only please and respect other guests. We live live here too so we ask that after midnight you keep the volume down for any outside music. We are happy to accept children over 12 but please be aware that we do not cater for really little ones, the land around the house is steep and could be dangerous for unsupervised children . Its worth also bearing in mind that the pool has steps but does not have a shallow end. We also ask that guests only use the air conditioning at night and switch off during the day. It saves the planet but also means we don’t have to charge extra for it.
Cancellation Policy
A 10% deposit is required to secure a booking, this deposit is refundable up until 30 days prior to arrival. The full amount of the booking is payable 30 days before arrival and is non refundable. If you do need to cancel with 30 days of the date of arrival we would do our best to change your booking for you but any increases in rates will apply and we can’t guarantee that.
A 50% deposit maybe required if you are a larger group (more than 6) and are booking more than one apartment/house for the same period.
We strongly recommend that you take out travel insurance to cover all eventualities if for any reason you are unable to travel. It protects all of us from the unexpected.
